How does a mortgage fund work?
Capital Investment
Minimum Investment with Barrett Income Fund is $100,000. Accredited Investors only.
Originate Loans
Capital is pooled and invested into loans with a target loan-to-value of around 60%. Each investment goes through a thorough underwriting process with a focus on asset value.
Mortgage Payments
Money will be lent out at an estimated rate of 10-14%. Barrett Income Fund will utilize one of the nation’s leading servicers to collect and manage monthly payments.
Expenses
Included in the expenses to operate a mortgage fund are servicing fees, accounting and audits, loan losses and fees. After expenses are deducted, profits are passed back into the pool.
Dividends
Investors will generally be entitled to a non-cumulative annualized preferred return of eight percent (8%*), payable quarterly, and the target return is 10-12%*.
